What is a New Construction Home Inspection?

When purchasing a new construction home, it’s important to confirm that the builder and their subcontractors built everything in a safe and efficient way. A new construction home inspection allows you to flag any issues before you finalize your purchase. These inspections are often done in 3 different stages.

Our approach to New Construction Home Inspections

We recommend the following 3-phased approach.

Phase #1: Before Drywall

This new construction inspection covers the framing, plumbing, AC, and electrical. We document the entire home construction progress with photos and video.

Phase #2: Final Walk Through

After the drywall is up and the windows and doors are in, it’s time to go to closing. We flag any issues and ideally, you can get these corrected before closing.

Phase #3: 11-Month

After you buy a home, you have a 1-year warranty. That’s why it’s VITAL to do a final inspection at 11 months. This gives you an opportunity to make good use of your warranty. One issue we are careful to examine for is structural walls settling. This happens due to the soil not being compacted properly. 

Identify Issues Early

Through our experience, we have found contractors who were mad at builders and poured concrete downpipes. We’ve discovered homes that weren’t framed correctly. We’ve seen homes crack and settle due to improper compaction of soil and poor drainage. By identifying these issues early, we help you get the builder to correct these items and protect your investment.

No worries, you don’t need to be there for the whole inspection. We’ll just need a key to access the house. However, we prefer you are there at the end, if possible. If you are out of town and this is not possible, no problem. The report is photo documented and detailed. Because our reports are so thorough, we get very few calls later.

The price of the inspection depends on the size of the home and the number of stories you house is. Please contact us for an exact quote.

We do! Maverick Inspection Services can provide a comprehensive pool and hot tub or irrigation inspection. However this is at an additional cost to our home inspection. Please contact us for a quote.

Our reports are highly detailed and they are uploaded online for your review. As long as we have access to the house, we can do a home inspection for a client out of the country.

The inspection of a home takes 2-4 hours on average. This will depend on the size of the building.

We’ll need access to the property, usually by means of a home owner or a Realator. If you have knowledge of any issues before we arrive, it is helpful to provide those to us. If you have any specific concerns, let us know. We’ll give them our special attention.

You can combine the following:

  1. Multiple inspections on one house. (For example, if you need a home inspection, a Wood Destroying Organism Inspection, and an Irrigation Inspection.)
  2. Multiple inspections on various houses. (For example, if you are considering buying a home but can’t decide between two homes—we’ll inspect them both for you and provide reports on both homes to help you make a good decision.)

Upon request, we can provide a list of well-reviewed local contractors that our customers enjoy using.

However, you always hire a contractor at your own risk.

Yes, if you book the 3-inspection package for the 3-phases of new construction, we provide a 25% discount.

Yes! Any issues you have repaired by the seller or prior to closing, we can reinspect. (If you have a leaking roof, we’ll come back to make sure it’s fixed correctly for example.)

We are also happy to point you in the direction of local, qualified contractors (electrical, plumbers, general contractor) who are well-reviewed. Of course, you always hire a contractor at your own risk.
