Sell your home quickly and with confidence. A home inspection shows your home’s true value—inspiring trust in potential buyers.

Seller Home Inspections

What is a Home Sellers Inspection?

Know the true value of your home before you list it! A home sellers inspection is a thorough home inspection with the seller in mind. Just like our home buyer inspection, this includes a robust professional examination of all the systems and physical structural elements of a home. Our goal with this inspection, however, is to identify any issues that may slow down or even prevent you from selling your home. This may also include issues that may prevent a potential home buyer from qualifying from homeowners insurance. This allows you to make needed repairs before you list your home, and negotiate top dollar value on your home.

Our approach to Home Sellers Inspections

A residential home inspection is a comprehensive, visual inspection of your entire building.

Examine the Entire Home

We examine the home from top to bottom. This includes the roof, attic, foundation, building structure exterior, crawl spaces, and complete interior footprint—even soil grading and drainage.

Inspect Plumbing & Windows

We examine the plumbing and water heating from top to bottom to make sure it’s working and there will be no surprises after purchasing the home. We also examine your windows to make sure they are safe and allow for emergency exits.

Test Systems & Appliances

We take the time to test your electrical and HVAC rigorously. (Are AC ducts connected? Are they cooling each room effectively?) All major home appliances are tested to make sure they function well.

Scan with our FLIR Thermal Infrared Cameras

We do thermal camera scans for moisture and any water intrusion. Another benefit of thermal camera scans is we can find evidence of electrical overheating.

Our Home Seller Inspection Reports are delivered speedily—usually in 24 hours.

Reviews on our Home Seller Inspections

Michael did a great job! Very detailed and quick to get my report back to me. I had a tight timeline to view the report before the walk through of my new home and Michael went out of his way to make sure I had what I needed. Michael did the drywall inspection and the final inspection. I plan to call him back before my 1 year warranty is up.

“We had Mike with Maverick Inspections inspect our 1970’s home on Indian River in Cocoa, and we couldn’t be happier with the service he provided! Communication was clear and educational and his attention to detail was very much appreciated with this older home. The report was clear to understand and detailed with photos and recommendations. The home had aluminum wiring, which he identified and helped us find the right solution to qualify for homeowners insurance. We installed Alumicon connectors. He also helped us identify the best wind mitigation retrofit methods -which we applied when we renovated the home and installed our roof. Thanks to his services, our insurance dropped over $1000 a year… We highly recommend Mike with Maverick!”

FAQs

No worries, you don’t need to be there for the whole inspection. We’ll just need a key to access the house. However, we prefer you are there at the end, if possible. If you are out of town and this is not possible, no problem. The report is photo documented and detailed. Because our reports are so thorough, we get very few calls later.

The price of the inspection depends on the size of the home and the number of stories you house is. Please contact us for an exact quote.

We do! Maverick Inspection Services can provide a comprehensive pool and hot tub or irrigation inspection. However this is at an additional cost to our home inspection. Please contact us for a quote.

Our reports are highly detailed and they are uploaded online for your review. As long as we have access to the house, we can do a home inspection for a client out of the country.

The inspection of a home takes 2-4 hours on average. This will depend on the size of the building.

We’ll need access to the property, usually by means of a homeowner or a Realtor. If you have knowledge of any issues before we arrive, it is helpful to provide those to us as well. If you have any specific concerns, let us know. We’ll give them our special attention.

You can combine the following:

  1. Multiple inspections on one house. (For example, if you need a home inspection, a Wood Destroying Organism Inspection, and an Irrigation Inspection.)
  2. Multiple inspections on various houses. (For example, if you are considering buying a home but can’t decide between two homes—we’ll inspect them both for you and provide reports on both homes to help you make a good decision.)

Upon request, we can provide a list of well-reviewed local contractors that our customers enjoy using.

However, you always hire a contractor at your own risk.
