What is a Home Sellers Inspection?

Our approach to Home Sellers Inspections
A residential home inspection is a comprehensive, visual inspection of your entire building.
Examine the Entire Home
We examine the home from top to bottom. This includes the roof, attic, foundation, building structure exterior, crawl spaces, and complete interior footprint—even soil grading and drainage.
Inspect Plumbing & Windows
We examine the plumbing and water heating from top to bottom to make sure it’s working and there will be no surprises after purchasing the home. We also examine your windows to make sure they are safe and allow for emergency exits.
Test Systems & Appliances
We take the time to test your electrical and HVAC rigorously. (Are AC ducts connected? Are they cooling each room effectively?) All major home appliances are tested to make sure they function well.
Scan with our FLIR Thermal Infrared Cameras
We do thermal camera scans for moisture and any water intrusion. Another benefit of thermal camera scans is we can find evidence of electrical overheating.

FAQs
Do I need to be home for the inspection?
No worries, you don’t need to be there for the whole inspection. We’ll just need a key to access the house. However, we prefer you are there at the end, if possible. If you are out of town and this is not possible, no problem. The report is photo documented and detailed. Because our reports are so thorough, we get very few calls later.
How much does this cost?
The price of the inspection depends on the size of the home and the number of stories you house is. Please contact us for an exact quote.
Do You Inspect Pools, Hot Tubs And Irrigation?
We do! Maverick Inspection Services can provide a comprehensive pool and hot tub or irrigation inspection. However this is at an additional cost to our home inspection. Please contact us for a quote.
What if I'm Out of the Country?
Our reports are highly detailed and they are uploaded online for your review. As long as we have access to the house, we can do a home inspection for a client out of the country.

How long does this inspection take?
The inspection of a home takes 2-4 hours on average. This will depend on the size of the building.
Do I Need To Provide Anything Before The Inspection?
We’ll need access to the property, usually by means of a homeowner or a Realtor. If you have knowledge of any issues before we arrive, it is helpful to provide those to us as well. If you have any specific concerns, let us know. We’ll give them our special attention.
Can I combine inspection on multiple houses?
You can combine the following:
- Multiple inspections on one house. (For example, if you need a home inspection, a Wood Destroying Organism Inspection, and an Irrigation Inspection.)
- Multiple inspections on various houses. (For example, if you are considering buying a home but can’t decide between two homes—we’ll inspect them both for you and provide reports on both homes to help you make a good decision.)
Do you recommend contractors to fix my issues?
Upon request, we can provide a list of well-reviewed local contractors that our customers enjoy using.
However, you always hire a contractor at your own risk.
